Many people refinance their mortgage to secure a lower interest rate or to obtain cash from the equity in their home. Once the lender approves the loan, the title request is sent to the attorney. The attorney searches the title to determine any title defects and liens. It is helpful to provide a prior title insurance policy if available.

The lender sends the attorney the closing package. The closing statement is prepared and the parties (including husband and wife) execute the necessary papers in the attorney’s office. Usually, 3 business days must pass before funds disperse.
